Each year the Cook County Assessor’s Office reassesses one-third of Cook County. When properties are reassessed, the Assessor sends out a Notice of Proposed Assessed Valuation to each property owner. The assessment notice lists the prior assessment, new proposed assessment, market value, and other important information regarding the property. It is important for taxpayers to check this information carefully and file an assessment complaint if they feel they are incorrectly assessed.

    Understanding Your Property Tax Bill
Following your Property Assessment, the Cook County Assessor will enter the Assessed Value of your property into an predetermined equation to calculate your annual property tax bill.

Please visit the How and Why: Your Estimated Tax Bill page on the Assessor’s website to view an explanation and a sample calculation of an estimated tax bill as it will appear on Assessment Notices.

    Appealing Your Assessment
If you believe your proposed assessed valuation is too high, you may file an appeal with the Cook County Assessor or directly with the Cook County Board of Review.  Please note that you are not required to appeal with the Assessor before seeking assistance from the Cook County Board of Review.  The Board of Review staff welcomes questions and appeals from all taxpayers and will provide assistance, including help assembling an effective appeal, to any and all who contact their office.

You should consider filing an appeal if:

  • your proposed assessment is higher than similar properties in your neighborhood or
  • there is an error in the description of your property. Please be aware a minor error does not necessarily mean an incorrect assessment.
  • you recently purchased a property for less than the Assessor’s Value
  • To file an appeal contact the Cook County Board of Review at:
